Village house roof leakage: 7 places to inspect after rain

A water stain shows where water finally appeared, not necessarily where it entered. Record the time, location and photographs after rain before inspecting roof details and the existing waterproofing system.

    Check for obstructions, cracks or ponding around the outlet, and note locations where water remains long after the rain stops.

01 Rain record

Build a rainfall record before covering the water marks

Record the approximate times when rain starts, when water marks appear, when rain stops and when the marks recede. Photograph a continuous route from the visible mark to the roof, wall or nearby penetration.

If temporary water collection or protection is needed, preserve the original stain boundary first. Do not repaint or close up the area before it has been documented.

02 Scope decision

Turn inspection findings into comparable work scopes

A quotation should not contain only a total price and material name. Ask for the treatment area, substrate repairs, reinforced details, main waterproofing layer, terminations, protection or reinstatement, inspection method and exclusions.

Quotations with different scopes cannot be compared directly. Provide the same site record to each contractor and compare the stated work items.

03 Responsibility boundary

Separate the leakage investigation from responsibility

A stain inside one property does not by itself establish who is responsible. Where a common roof, external wall, shared service, exclusive-use area or owner alteration may be involved, investigate the entry route separately from deed and ownership questions.

A waterproofing contractor can record visible conditions and define a work scope. Legal responsibility, structural issues and statutory reports should be handled by the appropriate management, building or legal professionals.

Can the roof be repaired directly above the visible water mark?+

Not necessarily. Water may travel along cracks, slabs, wall junctions or material interfaces before appearing below. Rainfall timing, drainage and adjacent details should be assessed before defining a test or repair area.

Can another coating be applied directly over the old waterproofing?+

Only where adhesion, substrate moisture, drainage and material compatibility are suitable. Blistering, debonding, peeling or long-term moisture must not be concealed under a new coat.

Does a village-house roof always need complete removal?+

No. The decision depends on the extent of failure, adhesion, substrate moisture, drainage falls and junctions. An overlay should only be assessed where the substrate and existing layers remain stable; widespread failure or drainage reconstruction normally calls for complete removal.

Can a formal quotation be prepared from photographs alone?+
